The location of the site has poor footfall therefore it is not suited for a retail use. Additionally, the high risk of flooding means that the ground floor is not suitable for residential use. This site is considered a high-risk investment. The scale of the development also impacts the financial viability of the project. This site is not viable for a private-sector commercial development. For this reason, it is recommended that a mixed-use building is constructed on site. Public-private partnership (PPP) will unlock public sector funding for the project and improve its financial viability. The Land Remediation Relief will also give a tax reduction for certain costs involved in cleaning up the site.
From extensive market research it was found that there wasn't a local doctors in the area for the residents of Kelham Island. There is also a lack of local amenities such as pharmacies to serve local residents in the area. Although Google maps is showing there to be one (Six Audio) this is actually a music recording studio. We decided that there was a gap in the market for this that could be exploited. Having a doctor based in Kelham Island would regenerate the whole area by Cornish Works and bring together the local residents increasing community spirit and togetherness.
