Cost Information Sources
BCIS
We searched BCIS for projects of a similar nature to build a cost plan. Given the nature of our development, finding a like-for-like was not possible. We ran searches for residential builds consisting of flats and for medical premises. Healthcare builds proved to be very costly with average values reaching £5 million, this is taking into account extensive medical equipment and facilities, which would not be necessary for the GP surgery we intend to build. Using data from the medical centre proved too excessive and unrealistic for our project.
After some discussion, we selected the two BCIS Analyses:

We decided to calculate 50% or the cost per square metre for both the medical centre and the flats and combine them to achieve more accurate costing whilst remaining a comparable internal gross floor area.
We rebased the results to Quarter 2 2022 and to Sheffield. This allowed inflation and location to be factored.
This provided a good starting point for the more standard elements of the build.
SPONS
Due to the nature of our project, there are various elements that weren’t accounted for in BCIS. We utilised SPONS to calculate the piling foundations, demolition of the existing building and solar panels. We also used this resource to check the costs retrieved from BCIS.
Other Resources
Hazardous waste - information regarding hazardous waste was not easily obtainable, Check-a-trade Website offered removal by tonne, so using a conversion, a metre cubed approximation was calculated.
Green roof - The Homebuilding & Renovation Website had access to costs for a range of types of garden roofs, though this did not include the reinforcement of the roof. This value for the reinforcement was instead taken from SPONS.
