Although the first floor of the building will be used for a GP practice and a pharmacy, office and retail properties around Kelham Island are used due to the unique nature of healthcare property. Because pharmacy is essentially a different form of a retail store, it would be reasonable to use retail stores as comparable properties. On the other side, office comparable is also suitable as the difference between a GP and an office is likely to be the facility implemented. Therefore, a slightly higher rent (£24/SF) is used as we provide a building that is well-structured, energy-efficient, sustainable and fully equipped with essential medical facilities that will allow a doctor to hit the ground running.
Though the building will be well designed and built, the location of the premise which is just outside the city centre might discourage potential residents if a high rental price is charged.
