As the site is situated in a medium risk flood zone area, the architecture and design of the building must be constructed with this in mind which will result in the excess water from causing any damage to the property. The location of the site falls within a conservation area which means certain aspects must be met for this development to go ahead. Kelham Island is an old industrial area and a lot of the builders are old red brick.
