A visual inspection of the site was carried out to determine the condition of the land and different elements of the existing building. On the day of inspection, the weather was clear and dry. The property was occupied.
Description of the property:
Detached single storey light industrial/warenhouse unit. There is an attached substation to the side of the building and a room situated behind the substation. The property is currently occupied by Westpack, a supplier of commercial packaging solutions. The main access is situated at the front of the property and there is vehicular access through roller shutter doors. There is a parking area to the left hand side of the building, there is no rear access. It is assumed that no structural changes have been made to the property since the 1960s. The external walls are masonry cavity walls and a steel frame forms the inner leaf of the cavity wall. There is the appearance of brick and stone masonry. The stonework which forms the lower portion of the wall has been rendered. Metal profile sheets have been used on the upper section of wall. There is no cavity wall insulation. There is a ground bearing concrete floor slab. The building has a dual-pitch and mono-pitch roof. The roof covering is a mixture of corrugated metal sheets, with minimal insulation to the underside and GRP roofing sheets. There are some windows on the rear of the building. The mains electricity was connected and there was LED lighting in working order. There was no heating system and it is assumed that the building was not connected to the mains water supply.
