With all pipeline calls, it is important to be tailored to their situation and provide information that is specifically relevant to them. Purpose
That's great to hear! NAME, I know you're likely busy, I won't keep you long. The reason for my call today is our latest Market Report for SUBURB is out so I'll pop that one out to your email. We've got xxxx@gmail.com, is that still the best one to send it through to? Excellent, I’ll get that off to you shortly.
Time frame
While I’ve got you NAME, the last time we spoke you mentioned that you were looking to come to the market sometime after MONTH, is that still the case or......? (end with ‘or’ and then shhhhh, they will finish the sentence for you) Fantastic, that makes complete sense...
Problem (why aren’t they ready now?)
Just out of curiosity NAME, if we brought you an offer that was well above what you were hoping to achieve for your property, do you feel that you’d be ready to move today or is there something that would prevent you from making a move sooner?
Destination
I never did ask you, when you do make the move are you looking to stay local or......? (end with ‘or’ and then shhhhh)
If out of area: (Small talk about that area 'have you always wanted to move there or?, confirm their buying requirements, ) Well it can't hurt to keep an eye on the market there in SUBURB too. What I’ll do is send through the latest suburb report for SUBURB as well to give you an insight to how the market is going there, it will certainly be worth keeping an eye on over the next few weeks/months.
Appraisal (if haven't had one yet)
NAME it sounds like it would be a good time to get an updated indication of the value of your place, as I’m sure you’ve seen, there’s been a lot happening in the market of late. It won't take long and I'm aware of your plans so there's no pressure to sell or anything like that but it will give you a good idea of the value so you know what you're working with and can factor that in as you are researching. Is there a day next week, or perhaps the week after that suits you? (Lock it in!)
Appraisal (if has had an appraisal previously)
NAME it sounds like it’d be a good time for me to pop out, refresh myself on your place and give you an update on the value - as I’m sure you’ve seen there’s been a lot of changes in the market since we last looked at it. I'm actually going to be near your place on DAY next week, and DAY the week after - do either of those work for you?
