ANNIVERSARY SCRIPT
Overview
The goal of this script is to reconnect with previous clients that you or your office has sold to, or that have bought within your area and offer them an annual update. As with all scripts, tone and enthusiasm are key to successful delivery. Be enthusiastic - you're congratulating them!
Objectives
To provide an annual price update, check in and update details on clients situation. Book appraisals, send Market Reports, Confirm & update contact details, identify future sellers.
SCRIPT OPTION 1:
Good morning/afternoon NAME,
It’s NAME calling from AGENCY, How are you today? That’s great to hear! Have I got you at a good time, I won’t keep you long.
The reason for my call today is because it has been X years since you purchased your property in (Street/Suburb Name), can you believe it?! Congratulations! (ask a question:)
Question ideas/examples:
How’s everything going for you there?
How are you enjoying living in SUBURB?
Can I ask, whats your favourite thing about living in SUBURB?
I always love to ask, what was it about your home that attracted you to buy it?
If bought 3 years + ago:
Despite everything that has been happening recently, the market has increased substantially since then - so you bought at a great time!
Before I let you go, we often find at these annual milestones our clients like to get an idea of the new value for their home. It can be helpful for insurance purposes or just to keep track of the market. Is that something you would be interested in as well NAME?
IF YES: Book it in!
IF NO: Not a problem - that’s good to hear that all is going well! I will send you a market report for SUBURB just to keep you up to date with what is happening in the area. Would you prefer it by SMS or email?

Each year we provide you an update on the value of your property, I know you’re not selling but it’s great to keep an idea of price just to stay aware of the market but also for insurance purposes. Have you made any changes to the property since I last saw it?
If yes: Oh that sounds great! Those changes as well as the market growth would have definitely impacted the value of your asset - as you have made a few changes I might just pop past to check them out before drawing up your report - it’d be great to see you guys too! I’ll bring the coffee - when works for you?
If no: Ok great well I’ll draw up the update for you and can pop past and quickly go through it with you if thats ok - what day works for you? I’ll bring the coffee!
