We get a large number of requests to end tenancies early, for allsorts of reasons. You can read the guidance on the circumstances in which we may agree to end a tenancy here:
All of our contracts are legally binding, and for fixed-terms. We are very strict on the circumstances under which we will end contracts, so please make sure you are familiar with them before submitting a request. We will treat all requests individually, but in general the following is likely to be the case:
You have found an appropriate student to take over your contract
You are no longer studying full-time at the University*
You have an emergent disability which makes the accommodation unsuitable and adaptations/ alternatives cannot be provided
You cannot remain at the property for legal reasons
*i.e. you have withdrawn from your course during an academic year, you will still be liable for the remainder of your tenancy after you complete your course
You can no longer afford the accommodation
You are in dispute with a housemate
You are not happy about a maintenace issue
You have found accommodation/ taken a job offer elsewhere
You finished studying, but are still enrolled in the University as a student for the academic year
Our accommodation is let on the understanding that it will be paid for according to the terms of the contracts students sign. Most of our accommodation is leased, meaning the University has to pay rent on the property whether you live in it or not. If we are flexible as to whether our contracts are upheld, we would need to raise rents for all students to cover the gaps.
From the University's point of view, ending a tenancy early effectively means that we are stepping in to cover the rent for the remainder of the tenancy. This is something that we cannot do lightly, and needs to be agreed through a special circumstances assessment.

Please have available all supporting evidence for upload. All relevant evidence should be submitted in the first instance
