- Gated community:
- Gated community, with gates that are kept locked at all times (at the moment gate is removed as Metro work is going on).
- Security cameras:
- We have 45+ security cameras that monitor the entire premises (common area) with a 24-hour recording.
- Intercom system:
- Our main gate’s Intercom system allows our residents to use their cell phones or land lines to remotely open the security gate for visitors.
- Sprinkler system:
- is activated if the temperature in any room reaches a certain level. At that point, the sprinkler system will turn on automatically, and the commencement of water flow will automatically cause a dedicated phone line to call the Fire Department.
- Smoking, Drugs, Alcohol, Parties:
- Smoking is not permitted anywhere on the common area. No drinking of alcoholic beverages is allowed in the common area, and carrying of open containers of alcoholic beverages is not allowed in the building. Use of illegal drugs is grounds for Immediate Eviction.
- Tenants will not advertise or permit the advertising of the premises as a place for holding a public function, or a party.
- Antennas and Wires:
- No radio wires, television or other aerials or any other objects whatsoever shall be attached to the roof or exterior of any building.
- Roof:
- Residents are not permitted to go on roof/terrace and any other restricted area within the apartment at any time.
- Noise:
- All radios, television sets, compact disk players, or any other appliances or items which may cause noise, etc., must be turned down to a level of sound that does not annoy or interfere with other residents. No band instruments shall be played on the premises at any time.
- Weapons:
- Use, possession, or storage of firearms, air rifles or pistols, explosives (including fireworks), dangerous chemicals, ammunition, brass knuckles, butterfly knives, and other fighting materials, dangerous instruments, or any other similar device is prohibited. If any such item is found in your possession, or in your apartment, you will be subject to eviction & legal proceeding.
- Behavior:
- Drunken, belligerent or threatening conduct toward other Tenants, Tenant's visitors, maintenance/housekeeping/security staff or Steering Committee will not be tolerated.
- It is the responsibility of the residents to be mindful of his/her neighbor's peace and quiet.
- Disturbances and problems with residents, residents' guest and/or children may constitute grounds for eviction at the sole discretion of the Association.
- Resident is not allowed to tamper with exterior light fixtures; whether the item be removed, or unscrewing the light bulb, both are considered a violation.
- Fire:
- The resident shall not do, bring or keep anything in the premises, or permit or suffer such act which will in any way create a risk of fire or increase the rate of fire insurance on the building or contents.
- Barbecuing on balconies or making of fires shall not be permitted in or about the premises.
- Storing personal things at the corridor/common space is not allowed.
- Littering:
- Residents and guests shall not litter the common areas of the society.
