2022 NJ DCA SMALL CITIES PROGRAM HOUSING REHABILITATION APPLICATION
WHAT IS AVAILABLE? $ For major home repairs to items like windows, roofs, doors, stairs, plumbing, electrical, heating, hot water heaters, bathroom fixtures, ADA compliance, etc.
WHO CAN APPLY? Any homeowner in Deerfield Township whose home is insured and who qualifies as low/moderate income. (If you are not sure if you do APPLY ANYWAY!) OWNER OCCUPIED RESIDENCES ONLY.
HOW MUCH WILL IT COST ME? Application is free and repayment of the funds awarded are intended to be 50% deferred and 50% forgiven.
DO I QUALIFY? Low/moderate limits are Family of 1-$45,000, 2 - $51,400, 3- $57,850, 4- $64,250 or less, it would pay you to investigate this program! It will not be available long. Be prepared to provide tax returns with your application.
IS THERE SOMEONE WHO CAN HELP ME WITH THE APPLICATION? Yes, Deerfield Township staff can assist you with questions.
WHAT DOES "FORGIVEN" MEAN IN THE CONTEXT OF THIS APPLICATION? One half of total assistance converts to a grant if you continue to own your home for 6 more years,
WHAT DOES "DEFERRED" MEAN IN CONTEXT OF THIS APPLICATION? One half of total assistance is never forgiven and is due and payable back to Deerfield Township, without interest, when you choose to transfer ownership of your home...usually through a sale.
WHEN WILL I HEAR ABOUT MY APPLICATION? Usually you will hear within 30-60 days.
WHAT DO I NEED TO APPLY? Your tax return, deed to your home and proof of current insurance. Those residing in the 100 year flood hazard area, as defined by FEMA, are required to provide evidence of current flood insurance.
And NO, you may not rent the property out after repairs. To do so may be considered submitting a fraudulent application and will affect loan/grant repayment.
