Property Tax Relief Programs
Senior/Disabled Person Deduction
If you qualify, this state program allows a $250 deduction from your total tax payment. However, there is an income requirement: your household income must be less than $10,000 combined (not including social security).
Property Tax Reimbursement Program
If you qualify, this program sets a base rate for your property taxes. The amount is set based on the year you apply. If approved, the state will reimburse you any increases in your property taxes from the base year.
Although this program is commonly called the "Tax Freeze Program" it does not freeze your taxes. All taxes must be paid as billed.
Once a taxpayer is enrolled in the program, the state will automatically send an application every year. The application is commonly referred to as the "Blue Book."
First time applicants may get an application at the municipal tax office, the state Office on Aging, or directly from the state Division of Taxation.
If you are already enrolled: please remember to have the taxes paid verification form filled out from the tax collector's office sent along with the application.
Homestead Credit
This program is administrated by the state and qualified applicants are automatically mailed applications. For additional information please call: (888) 238-1233 or visit www.state.nj.us/treasury/taxation/homestead.
Veteran Deduction
Eligible veterans and their spouses can receive a $250 deduction on their property taxes.
100% Disabled Veteran Exemption
If you or your spouse are a 100% disabled veteran, you may qualify for a full exemption of all property taxes on your primary residence.
General Information
Property tax bills are mailed once a year in July and contain four quarterly payments.
Postmark dates are NOT accepted. Your payment must be received in the tax office by the due date above.
Partial payments are NOT accepted for delinquent taxes.
Post-dated checks are NOT accepted.
The township normally grants a 10-day grace period. Any taxes remaining unpaid nine calendar days following the due date are subject to interest at the rate of 8% per annum on the first $1,500 and 18% per annum for any amount over $1,500 retroactive to the first of the month. An additional penalty of 6% will be charged on any delinquency in excess of $10,000 if not paid by the end of the fiscal year.
Any municipal lien remaining unpaid on the eleventh month of the current fiscal year is subject to tax sale at any time thereafter.
ADVICE ONLY tax statements: these are not tax bills. Your taxes are currently being paid by your mortgage company. We send you a notice stating, "This is not a bill, for advice only" so you have a record of the taxes due. If you DO NOT have a mortgage company but are receiving the "advice only" statement, use this statement as your actual bill, remit your payment by the due date, and advise the tax collector.
HOMESTEAD BENEFIT PROGRAM: contact the Division of Taxation at (888) 238-1233 or visit https://www.state.nj.us/treasury/taxation/relief.shtml

Payment Information
PAYMENTS MAY BE MADE BY MAIL, ONLINE OR IN PERSON IN TOWNSHIP HALL
A payment drop box is located on the east side of township hall. No cash. Payments received after 3 pm will be receipted the next business day.
Payment Rules:
Online payments allow for a one-time transaction by credit card or checking account. Click here to make a payment: https://wipp.edmundsassoc.com/Wipp/?wippid=0603
Online bill payment through your bank: the property's block, lot, and qualifier (if any) or account number MUST be in the memo section of the check. Payments lacking proper identification will be returned. Bill payments by your bank's online platform are NOT electronic ACH payments. Your bank converts your payment into a paper check and mails it via the US Postal Service. This may delay the township's receipt. Please ensure you leave enough time for our receipt of the check by the due date.
If you require a receipt from your mail or online payment, you must include the property identifiers and a self-addressed stamped envelope. Payments can also be verified here (allow 72 hours after township receipt of your payment for the system to update): https://wipp.edmundsassoc.com/Wipp/?wippid=0603
All public records must be requested from the municipal clerk's office.
Lien redemption requests must be made in writing to the tax collector and contain your legal interest in the property. The law only allows certain entities to redeem a lien. NO LEGAL PAYMENTS CAN BE MADE TO THE LIEN HOLDER OR OTHER THIRD PARTY.
