Over the last several weeks we have been working with our to-be contractor to solidify a contract for remodeling the Kitchen per our previous discussions, illustrations and CAD output. I asked David for assistance with the contract language to help ensure we are legally protected and that the scope of work and milestones are well defined. He provided valuable input which the contractor has agreed to.
In summary, we are ready to complete the signing of the contract which lists the estimate as Exhibit A. The comprehensive cost is $98,637 with 25% due at time of signing and 25% when the work commences – material testing is scheduled for 1/3. Note, all materials will be provided by the contractor with the exception of appliances which include the Refrigerator, Dishwasher, Stove and Microwave/vent. So that cost is in addition to the above. Demolition is scheduled to begin on approximately 1/20 depending on the outcome of testing. The completion date is scheduled for 4/15 at which time Clark is planning to do final inspection and create a checklist of outstanding issues. Again, final payment will not be made until the checklist is completely satisfied sometime post 4/15.
We have worked long and hard to get to this point and I believe we have performed stringent due diligence over the entire process. The selection of various finishes and materials such as flooring, countertops and cabinets will be finalized later, but the contract needs to be signed now to begin work in January and completed by mid-April. I can provide additional information that you need, but I would recommend that all of us vote to approve and go forward with this project ASAP.

In addition, there are two related side items that I request the ownership group approve: 1) replacing Rory's front door and 2) reimbursing Robert for any travel expenses related to the kitchen remodel. More detail here:
1. Rory's front door project
Rory has asked that we replace his front door and door frame because it allows a lot of cold air to enter the cabin during winter. Coincidently, Rory suggested Jimmy Lorsung as a possible craftsman to handle the door project before we had even engaged with Jimmy on the kitchen work. Jimmy has looked the replacement project over and bid about $4k, including labor, materials and taxes. Given Jimmy will be onsite already, I feel like this is the best option to replace the door in a timely manner.
2. Reimbursement for Robert's travel
Robert has volunteered to be at Westwoods when the kitchen remodel work commences. Given the multiple flights it takes for the journey from Virginia Beach and the lousy time of year to be at Westwoods, I suggest that we reimburse him for his travel - airfare, rental car and ferry. In my view, it's an essential part of the contract. I estimate that expense could amount up to $1,500.

Below you’ll find the details from our next door neighbor Bill about the road repair. Our share is about $2k out of $16k - pretty reasonable considering they are re-grading, putting down more gravel and adding a culvert where water would collect near the Harris house. The estimate that I had from Bill previously was $3k, so we’re a little better off.
Please approve the expense so that I can communicate that fact with Bill.
