Bathroom remodel for 1533 Cormorant Bay Road

Please provide a quotation for a bathroom remodel project as outlined here:

Scope of Work

We want to remodel our small bathroom (38 sq ft) with the following scope of work.

Shower Replacement (Approx shower size is 2’9” x 2’9”)

• Removal of the existing shower unit and installation of a new one.  

• Demo of 2 walls (replaced with glass sides - see photos.)

• Relocation of plumbing to the north wall. 

• Assess the dry rot situation. 

• Evaluate the window in the shower area and make recommendations- keep, replace, eliminate?

• If window is eliminated, add venting fan w/ supporting electrical work.

Sink Replacement: Removal of the existing sink and installation of a new one with new fixtures.

Toilet Replacement: Removal of the current toilet and installation of a new low flush one.

Floor replacement: Wooden floor to be replaced with tile that looks like plank wood.

Lighting/ Electrical Upgrades: Upgrading the lighting fixtures over the sink. Upgrade electrical outlets with GFI

Mirror Replacement: Replacement of the existing bathroom mirror with a new one.

Possible expansion: Evaluate expanding bathroom to add storage space from existing closet.  That additional cost should be clearly separated.

General Requirements:

• The contractor is responsible for obtaining permits if necessary.

• The project should be completed within the agreed-upon timeframe.

• The contractor is responsible for all debris removal and cleanup.

Owner Agrees to:

• Selecting and purchasing all bathroom fixtures and delivered onsite- sink, toilet, tile, light fixtures and mirror.  

Please provide:

• A detailed breakdown of costs for each aspect of the project.

• Estimated project timeline, including the start and completion dates.

• References from previous clients for similar projects.

• Proof of insurance and necessary licenses.

• Any design recommendations or value-added services.
