The Board of Directors and your other neighbours would like to welcome you to Sussex Square. We hope that you are happy with your new home. To help you adjust, we would like to provide you with some general information as well as contact information should you have questions or concerns.
Property Management:
Our Condominium is managed by Capital Integral Property Management (CIPM). We have a Superintendent and a cleaner – both are supervised and managed by CIPM. If you have questions or need assistance from them, you should send an e-mail to service725@cimanagement.ca
In-House Committees:
The Condominium is managed internally by a Board of five Directors.
We also have several very dedicated volunteer committees that assist the Board in managing the property.
The Sussex Square Community Newsletter is published monthly by volunteers that do not represent the Board or Property Management of Sussex Square. It is distributed by email to all residents and owners who subscribe. To subscribe, send a request to Joanna Crilly at: joannacrilly302@gmail.com.
The Sussex Square website is a private website for owners only. It is managed by a volunteer who also does not represent the Board or Property Management. The site's URL is: https://sites.google.com/site/sussexsquarecondo/ It offers news, a searchable copy of the Declaration, Bylaws and our condo Rules, a list of owners, floor plans, pictures, articles of interest and much more. On your first visit, you will be denied access because the webmaster must first verify that you are indeed an owner.
The Community Watch Committee concerns itself with safety and security of the building and its residents. One of their members walks the building on a regular basis to ensure that there are no breaches of security or visible safety issues. If you have a security related issues, feel free to send a note to the Board and we will follow up on it.
The Landscape Committee provides advice and hands-on expertise in keeping our grounds aesthetically pleasing.
Our Social Committee plans a number of events each year and we encourage you to participate in them so that you can meet your neighbours.
If you would like to help out any of these committees, please let the Board know.
GENERAL INFORMATION AND RULES
Although most of the following information is included in the Rules and By-laws, this is just a brief overview of a few items. Remember that this is a shared home for all of us and we hope that everyone treats our neighbours and property with respect.
The Building:
Roof top patio and BBQ area – This area is for the use of all residents and their invited guests - so enjoy the patio, the BBQ’s and the view. But please be respectful of others, share the BBQ’s and clean up after using the area. The BBQ’s should be turned on using the timers on the front control panels. The gas valves on the wall are for emergency shutoff only. The roof cannot be booked and should not be used for large private parties. Everyone is welcome to use it on a first come/first served basis. Please respect the barriers and DO NOT access the other parts of the roof.
Party Room and Gym area – The Party room can be booked for a private function. To do so, please contact our Superintendent. A small fee will apply for such usage. The Gym is for the use of all residents. Please familiarize yourself with the user’s instructions on the door.
Bicycle Registration – If you have a bicycle, you will need to register it to obtain a designated rack space for storage. Please provide your unit information to the Superintendent and he will find a space for you to park your bike. Remember, bicycles are not allowed in the lobby, the halls, or on your patio/deck.
Smoking – Smoking is not permitted in the common areas – this includes the roof top area, our lawns, or near the exits/entrances to the building. You are permitted to smoke in your unit or on your own patio.
Your Unit:
Dryer vents – Maintaining our venting systems in good and clean order is very important for the prevention of fire and for ensuing good air flow throughout the building. You are reminded that your dryer has TWO vents. One is on the machine and should be emptied after every use. The second one is on the wall in the laundry area above your appliances. This vent should be emptied at least once per month. If you need help finding it or figuring out how to use it or have it cleaned, please contact our Superintendent.
Use of patios/decks – Your outside patio is a “common element” (ie: communally owned) but is for your exclusive use. Please enjoy your outside space but do so in a manner that does not interfere with other residents. Ensure that it is kept tidy, that you do not attach anything to the railings, do not throw or sweep debris or cigarette butts over the railings, water plants with care, and keep noise to a reasonable level.
Parking Space – Your parking space is for your vehicle and should not be used as a storage area for other items except, perhaps, a shopping cart. Storage of car fluids, winter tires, etc. is not permitted.
Visitor parking - It is for visitors only. A vignette with your condo unit number should be displayed on the dashboard of visitor's cars. If you do not have a vignette, please contact the Superintendent. If your guest plans to use a visitor parking spot for more than 3 days, please inform the Superintendent.
