Garage and common spaces LED lighting 2015
Incandescent lights in the garage and in the common spaces are on 24/7. Several lights needed to be replaced every months and the hydro costs were high. The board commissioned a study to replace all the lights in the garage and the common spaces by new LED lights. The study concluded that switching to a LED system would reduce the corporation's expenses for operating, maintaining and replacing lights in the current system by approximately $25K per year. The pay-back period of the capital investment was estimated to be 2.5 years. Energy Ottawa Inc. was contracted for the Engineering, Procurement, and Installation of an energy efficient lighting upgrade. The work was completed during 2015.

Electric room wall insulation (2015)
The concrete wall on the West side of the electric room was not insulated. The wall was directly exposed to exterior freezing temperatures. Those involved in 2011 in negotiations to settle building deficiencies claims with Tarion and Claridge missed this deficiency. In 2015, during a building inspection walkabout, board members noticed an accumulation of fungus and condensation on the wall... a serious health and safety hazard. A specialized company was hired to remove the fungus and clean the wall. Mark T. Brandt, a local architectural firm, was hired to prepare plans & specs to insulate the wall, obtain quotes from qualified contractors and supervise the work. Three contractors bid on the project. The work was completed in 2015.
