The word fob is believed to have originated from watch fobs, which existed as early as 1888. The fob refers to an ornament attached to a pocket-watch chain. Key chains, remote car starters, garage door openers, and key-less entry devices on hotel room doors are also called fobs, or key fobs.

FOB Use Policy For Building Access

Intent of Policy:
FOBs will provide the principle access into OCSCC 725. The FOBs will also operate the entry to the
rooftop, gym, and all parking garage entry doors to the elevators. Cyclists and pedestrians can use their
FOBs to open the garage door. To enhance the security of the building and provide safety for residents
and staff, the Board has established a FOB policy.
Authority of The Board:
The Board, in its role of performing and carrying out the duties and responsibilities imposed by the
Corporation's By-Laws and to ensure the security of the building and safety of residents and staff, have
at its sole discretion developed and will maintain regulations and procedures for the issuing of FOBs.
The Board may, at its discretion, delegate the issuance of FOBs to the Property Manager.
Acquiring FOBs:
Owners may purchase a specified number of extra FOBs from the Superintendent, who shall keep a
register of all FOBs issued . If, in the opinion of the Board of Directors, the security of the building or
safety of residents and staff may become compromised or has become a concern, the Board shall
discuss with the owner(s) and may take such steps as the Board finds reasonable and equitable in the
circumstances, taking into account the security and safety of the building vs. the entitlement of owners
to have easy access to their units.
Owner's Responsibilities and Liability:
Owners remain at all times responsible for the proper use of their FOBs, including those purchased for
the use of 3'd parties and shall be liable for any misuse of FOBs and any damage and/or personal injury
caused by the unauthorized use of their FOBs. Residents, who lose FOBs or have them stolen, shall
report the loss immediately to the Superintendent. The FOB in question shall be deactivated as soon as
possible after the loss has been reported . Replacement FOBs may be purchased from the
Superintendent and will be registered to the owner(s) in question.
FOB Audit:
To ensure that all FOBs in the database are registered to valid residents and owners within the building,
audits will be carried out on an annual basis and at such time the Superintendent shall review the
history of all FOBs and determine whether it would be prudent and desirable to deactivate a FOB.
Efforts will be made to contact the owner(s) before taking further steps.
Resale of a Unit:
Upon the resale of a unit the new owner(s) shall be made aware of this policy. The moment control and
possession of the unit changes, all FOBs shall be deactivated to be subsequently reactivated in the new
owner's name, when the new owners confirm receipt of the FOBs.
Rental of a Unit:
Same policy as for resale of a unit applies to rental of a unit.
Upon termination of a lease, the new tenant shall be made aware ofthis policy. The moment a tenant
moves OUT, all FOBs shall be deactivated . When the new tenant(s) move IN, the owner(s) shall give
written authorization for the FOBs to be reactivated in the new tenant(s) name(s) and provide Form 5
Summary of Lease or Renewal.
