We wanted to share with you some updates with the Homeowners Association:
Stormwater Pumps - A major repair was completed at the Finch pond this year. The entire control panel was replaced along with one of the pumps. While expensive ($10k) this should dramatically improve the performance and reliability of that pump station.
Raven/Robin Stormwater Pond - This is the only stormwater area that doesn't have pumps. We have spent some time reviewing the design and operation of this system including having Wood County Soil and Water, City of Bowling Green, and Gearhart out. We did find one storm drain completely blocked and are working to get that cleared up. The city video scoped the storm drains leading to the pond and didn't find any other major issues. At a minimum some brush clearing will be needed, at worst we may need to excavate some of the sediment buildup. Research is ongoing.
Mowing - Our previous mowing contractor exited the business so we needed to solicit a new mowing company. The previous mowers were charging well below market rates, so mowing related costs have gone up. It was a little bumpy at the beginning of the year, but it seemed to smooth out as the year went on. We will be soliciting bids for mowing next year again.. if you or anyone you know wants to submit a quote, just let us know.
Fence Repairs - Anyone who has walked close to the fencing around the 3 fenced stormwater areas can see that the current split rail fencing is past its life expectancy. Unfortunately the costs to repair or replace the fence has skyrocketed in the last few years. We are exploring different options to make this more affordable. One option is to try and replace small sections at the time using volunteer labor from the neighborhood (at a 70% savings) or explore if a non-profit group wanted to do the work as a fundraiser (at a 40-50% savings). All options are on the table if you have any ideas.
Insurance - We shopped our insurance needs around to 6 different companies. After a lot of back and forth, we were able to secure a new insurance policy saving several hundred dollars per year.
Ditch Clean Out - Though not directly related to the HOA, it's worth noting the cleanout work that just finished on the Bellville ditch running north from Wren Rd. This should have a huge impact in improving stormwater drainage to the whole neighborhood.
Dues - It comes as no surprise that the cost to operate has gone up over the past year and is expected to stay higher. We also know paying the HOA dues is not at the top of anyone's favorite things to do list. For the 2024 calendar year, the dues will be $85 (a $5 increase over last year).
