It shouldn't be a shock to anyone to hear that things are getting more expensive, and that includes funding the HOA. Pump maintenance, utilities, mowing, postage, etc... have all slowly gone up in price such that we have now reached a point in the budget where we will need to raise dues. Luckily we do not need to raise it by much.... only $5 at this time. Additionally we are in a position where we can delay this raise for anyone who sends in their dues payment before the end of the year. Thus on your annual statement you should see a line for the $80 annual dues, and a line for a "-$5" discount.
For those interested in the numbers, here is a breakdown of the budget. A few things to note:
1 - The "2021 Actual" amounts include the actual amounts through October 15th plus a conservative estimate for the remainder of the year
2 - The "Pump Maintenance" budget amount is based on the annual average of the prior 5 years. Actual year-to-year expenses can vary wildly (some years it's less then $1000, some years its $15,000)
