Common Facilities Key
Introduction:
An owner or their rental agent can apply for the replacement of a common facilities key. The key provides access to the; community hall, the pool, and the tennis court area. The key fee is:
$70 for the first key,
$70 for the second key,
$270 for the third and each additional key.

By submitting a key request you understand that the Lot owner will be charged the key fee.
In the unlikely circumstance that you do not have email then put a note in the letterbox of a Committee member - see the list of names on the community hall window facing the tennis court.
The Process (what happens after your email is sent?):
Your email will be received by a Committee member, see Note 2 below.
A Committee member will request a new copy-restricted key from the only locksmith who can cut the special key.
The locksmith sends the Committee member an email or SMS when the key is ready. This can take many days.
A Committee member drives to the locksmith in Bentleigh East to pick it up and sign for it. Currently only 3 OC owners are approved to sign.
The key then needs to be handed to the requesting owner or rental agent. Pickup from the Committee member is preferred.
The requesting owner or rental agent signs the hard copy key register book at key handover or the key can be sent registered post so the recipient signs for it.
Once the key is handed over a Committee member will advise the OC Manager to add the key fee to the Lot's next Levy notice, see Note 4 below.
Notes:
Do not contact the Owners Corporation Manager as doing so can slow down the process of obtaining a key.
Committee members are unpaid volunteers so this (and all other OC Committee work) is done for free as time permits.
After the key has been handed to the owner or rental agent a Committee member will send an email to the OC Manager requesting the key replacement cost be added to the Lot's quarterly Levy notice.
Owners who have set up automatic payments for their quarterly Levy will need to make an adjustment in order to not be constantly in debt to the owners corporation. Being in debt means that an owner cannot vote on ordinary resolutions at the Annual General Meeting (AGM) or a Special General Meeting (SGM).
Each key is stamped with the Lot number. This allows a found key to be returned to the rightful owner/tenant. Contact a Committee member to find out who owns a lost key.
Background:
The common facilities at Pagewood Park are accessed via a special copy-restricted key. When the system was originally set up each owner was given a common facilities key. The owner is responsible for the common facilities key and should ensure that if the Lot is sold it is handed to the new owner along with the other house keys. If a Lot is rented the owner is supposed to hand the key to the rental agent or directly to the tenant. If a tenant changes, the owner or rental agent must ensure that the key is returned by the outgoing tenant and handed to the new tenant.
