Please be reminded that only the BHCMC can certify to any party, including future purchasers, the debts and amounts outstanding against any parcel.
Purchasers who fail to request this certification risk inheriting any unpaid amounts outstanding against their parcels, and defaulted on by sellers/owners.
Under the Strata Titles Act, the BHCMC is entitled to recover debts or arrears from purchasers who were not owners at the time the debts or arrears were incurred.
Those who purchase units after debts or expenditure were incurred may be obliged to pay such amounts under Section 45 of the STA, which includes them in the definition of proprietor.
Purchasers should ensure they obtain the necessary certificate from the BHCMC, or ensure the owner/seller has settled all amounts due.
