Dear Owners and Residents,
In the last six weeks, the Executive Council has been working closely with the appointed property manager Henry Butcher and the security firm Keselamatan Kaspolite to improve security and parking.
Our focus in the first half of 2009 was to ensure the right procedures were put in place, including renewing parking stickers and conducting night-time inspections and surveys.
Now that these procedures are in place, clamping regulations will be enforced effective immediately for any cars parked in yellow boxes or obstructing traffic.
Please ensure your visitors know and understand that the RM50 penalty to release any clamp can be paid only at the Management Office and during office hours.
Blacklisting and denial of entry
Effective from August 1, 2009, all cars found without stickers or visitors' passes will be clamped. Repeated infringements will result the vehicles concerned being blacklisted and denied entry. The occupants of such blacklisted vehicles must enter on foot, and must register as visitors.
We note that there are a number of vehicles with no stickers, no road tax and no record of registration with the Management Office. Such vehicles will be considered abandoned, and will be towed away, and the cost charged to the owners when found.
The Management Office is also issuing new visitors' passes. The old yellow passes will no longer be valid from August 1, 2009.
You are reminded that vehicles on visitors' passes are not allowed to park overnight. Guest passes are available for visitors staying for up to three nights, upon registration with the Management Office.
Please note these security measures are being implemented ahead of Suasana Bangsar's completion, which is expected to result in additional demand for parking.
Bangsar Heights has limited space for parking, including along Jalan and Lorong Kaloi. The total vehicle population would be 394 vehicles if Bangsar Heights was fully occupied and the allocation of two cars per unit fully taken up.
Hence, additional vehicles will not be allowed entry, and you are reminded to find other parking. Alternatively, residents with more than two cars can seek unoccupied bays or unneeded stickers from other owners, if available.
Other security matters
We received two reports, one of a hole drilled into a low-rise unit's front door and another of an apparent burglary which has been reported to the police.
Two burglaries also occurred last year in the tower block with obvious signs of break-in, while Bangsar Heights was under the care of the developer Integral Property Sdn Bhd.
We would like to remind owners and residents to ensure your doors and windows are locked when you leave.
Also, a minor fire occurred when a resident of a low-rise unit left a pot on the fire unattended. No major damage occurred, and the MC was told the Fire Department issued a summons to the resident concerned.
