One could argue that the entire MPLD program could be based upon the idea of Development Conceptualization. This degree is designed to instruct students on how to accurately conceptualize, design, deliver, and manage a project that is financially feasible and potentially profitable.
The development process begins with the idea that a person or group feels that can build and operate a space and ultimately make a profit. Very few developments occur solely for the value they bring to the end user. The entire process is driven by the idea of minimizing cost and maximizing profit. Even a company developing a space for their own use is concerned with achieving the most cost efficient approach. Over time, new ideas are introduced in each stage of development. Buildings are designed more efficiently. Projects are delivered more quickly and for less money. Managers and management companies employ strategies to better meet the needs of the tenants they serve. All of these things are ultimately done in an effort maximize value and return on investment. This concept is the basis for all development processes and the force that drives competition and growth in the industry.
