Every development must come together to form a complete and legally compliant structure that meets the needs of its target audience. The responsibility of setting up a successful project that is properly managed often falls on the shoulders of the developer. The more effort that is made at the front end of a project will typically result in a successful end product. These responsibilities can be broken up into two categories, project delivery and management of the asset.
Project delivery begins with the conceptualization of an idea. The developer must research market viability, analyze the anticipated demand in the area, and all other due diligence activities. This is also the stage in which funding requirements must be met and build plans approved.
Project management begins the moment a structure is completed and turned over to the end user. Management activities typically include staffing for the operation of the space, compliance with laws and regulations regarding leasing, and management of utilities and maintenance.
It will ultimately be the responsibility of the end user to manage and operate the space. The developer will do everything in their power to set up the project for success, and will initially be responsible for designing a successful development.
