Project: Minor Project: Construction of a new single-family house, driveway, septic system and well.
Expected Action Item: Further discussion of project status with applicant & Town Attorney.
Hudson Highland Reserve, Route 9 & Horton Road, Cold Spring, NY 10516, TM# 17.-1-76, 17.-1-77.2, & 17.-1 39
Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated.
Expected Action Item: Discuss letter from Badey & Watson RE: Zoning Yard Requirements applicable to project.
Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY 10524

Project: Major Site Plan & 3-lot Subdivision; Modifications to the GGC PDD to permit relocation of the Hudson Valley Shakespeare Festival to the site, new open-air theater, outdoor pavilion and housing for artist and visitors (existing banquet/restaurant facility to remain); the 225-seat indoor theater and 20-room hotel have been eliminated from the project’s scope.
Expected Action Item: Board to discuss the applicant’s resubmission of the Final Environmental Impact Statement (FEIS), and AKRF/RJG, PE PLLC comment memorandum.
RKB Materials LLC, 39 Horseman’s Trail, Cold Spring, NY 10516, TM#16.12-1-7
Project: Major Site Plan, Amended Site Plan; Construction of a 50’ x 70’ garage and overnight parking of six tri-axle dump trucks.
Expected Action Item: Review applicant’s Statement of Use submitted for meeting; Board can classify project as “major”, declare the matter an Unlisted SEQRA action, and then determine whether a Site Inspection should be scheduled.
New Business
Krasniqi Plaza, LLC, 3626 Rt. 9, Cold Spring, NY 10516, TM#17.-1-43
Project: Major Site Plan; Construction of a 9,500 square foot building. 3,600 square feet of the building to be used as office space and remaining 5,900 square feet for warehouse/storage use. The applicant proposes to use the facility to house their existing fencing and heating oil businesses. Associated with this use is a 9,000 square foot outdoor storage area, three 29,200-gallon heating oil storage tanks and a canopy for the loading and unloading of heating oil. The project also proposes the construction of the appurtenant driveways, parking, landscaping, stormwater management practices, a septic system and a drilled well.
Expected Action Item: Applicant to make initial presentation to the Board; Board can classify project as “major”, declare the matter an Unlisted SEQRA action, and then determine whether a Site Inspection should be scheduled.
