Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated. Conditional “Preliminary” Subdivision approval was granted on September 21, 2023. Applicant is now seeking “Final” Subdivision approval.
Expected Action Item: Continuation of Public Hearing on subdivision conditions and board to discuss Conservation Easement and Ulmar Pond maintenance plan submission.

Project: Application for Approval of Subdivision Plat; Applicant is seeking approval of a minor subdivision to adjust and existing division line.
Expected Action Item: Upon close of Public Hearing, discuss whether to have a resolution prepared for the next meeting.
Old Business
Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY 10524
TM#60.-1-59.2 & 59.3, Site Visit- 11/17/24
Project: Major Site Plan, Phase 2; Construction of 6 buildings in general conformance with approved Master Plan. 4 smaller lodge buildings will each contain 4 individual lodging units, the 5th individual lodging will contain 16 lodging units, a common amenities area and outdoor common deck.
Expected Action Item: Board to consider conditional approval resolution for Phase Two.
KPB Properties, 201 Old West Point Rd. W, Garrison, NY 10524, TM#71.20-1-4, Site Visit- 1/5/25
Project: Major Site Plan; Applicant seeks site plan approval for the construction of a 5,000 square foot building to house an office, equipment and material for a landscaping company operation, along with an access drive, parking and outside storage. The site contains a single-family house that will remain. A new driveway entrance for the landscaping company is proposed the Route 9 frontage. The driveway for the single-family house will remain from Old West Point Road West. Landscaping and a fence are proposed to separate the uses on the site. At the January 2024 meeting the board classified this a “major” project. At the June 2024 meeting the Board declared it an “Unlisted Action” pursuant to SEQRA; however, referrals to outside agencies have not yet been issued, at the design engineer’s request.
Expected Action Item: Board to discuss 1/5/25 Site Visit.
New Business
Fergus & Chen, 236 Old Albany Post Rd., Garrison, NY 10524, TM#72.18-1-12.1
Project: Minor Site Plan: Applicant is seeking site plan approval to raze existing 1,645 square foot single-family home to be replaced with a new 4,077 square foot single-family residence to be served by a new septic system and potable water well. Existing septic components and well to be decommissioned. All existing accessory structures including detached garage/apartment, storage shed, in-ground pool and associated utilities to remain unaltered.
Expected Action Item: Applicant to make initial presentation to the Board; Board can classify project as “minor”, declare the matter a “Type II” SEQRA action, concluding the Board’s environmental responsibilities, and then determine whether a Site Inspection should be scheduled.
