Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated. Conditional “Preliminary” Subdivision approval was granted on September 21, 2023. Applicant is now seeking “Final” Subdivision approval.
Expected Action Item: Board to consider applicants request to remove trees and adoption of approval resolution regarding Special Permit for Steep Slopes.
Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY 10524
TM#60.-1-59.2 & 59.3, Site Visit- 11/17/24
Project: Major Site Plan, Phase 2; Construction of 6 buildings in general conformance with approved Master Plan. 4 smaller lodge buildings will each contain 4 individual lodging units, the 5th individual lodging will contain 16 lodging units, a common amenities area and outdoor common deck. Expected Action Item: Board to discuss 11/17/24 Site Visit and applicant’s latest submission.
Krasniqi Plaza, LLC, 3626 Rt. 9, Cold Spring, NY 10516, TM#17.-1-43, Site Visit 11/5/23
Project: Major Site Plan; Applicant has modified their application to remove the fuel oil storage component from the project. It now involves construction of a 9,500sf building in front, and a 5300sf building in the rear. The applicant proposes to use the front building for offices relating to their existing fencing and heating oil businesses. The rear building would be subdivided into 4 units for contractor storage and office space. Also proposed is an 8,800 sf of outdoor storage area, the appurtenant driveways, parking, landscaping, stormwater management practices, a septic system and a drilled well. Expected Action Item: Board to discuss applicant’s submission and the independent traffic study review.
KPB Properties, 201 Old West Point Rd. W, Garrison, NY 10524, TM#71.20-1-4
Project: Major Site Plan; Applicant seeks site plan approval for the construction of a 5,000 square foot building to house an office, equipment and material for a landscaping company operation, along with an access drive, parking and outside storage. The site contains a single-family house that will remain. A new driveway entrance for the landscaping company is proposed the Route 9 frontage. The driveway for the single-family house will remain from Old West Point Road West. Landscaping and a fence are proposed to separate the uses on the site. At the January 2024 meeting the board classified this a “major” project. At the June 2024 meeting the Board declared it an “Unlisted Action” pursuant to SEQRA; however, referrals to outside agencies have not yet been issued, at the design engineer’s request.
Expected Action Item: Board to discuss 11/17/24 Site Visit.
