Hudson Highland Reserve, Route 9 & Horton Road, Cold Spring, NY 10516, TM# 17.-1-76, 17.-1-77.2, & 17.-1-39 Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated. Expected Action Item: Discuss letter from Badey & Watson RE: Request for 6-month extension of preliminary subdivision approval.
Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY 10524, TM#60.-1-59.2 & 59.3
Project: Major Site Plan & 3-lot Subdivision; Modifications to the GGC PDD to permit relocation of the Hudson Valley Shakespeare Festival to the site, new open-air theater, outdoor pavilion and housing for artist and visitors (existing banquet/restaurant facility to remain); the 225-seat indoor theater and 20-room hotel have been eliminated from the project’s scope.
Expected Action Item: Board to discuss scheduling of joint public hearing with the Conservation Board.
Garrison Golf Club PDD/HVSF Documents
Krasniqi Plaza, LLC, 3626 Rt. 9, Cold Spring, NY 10516, TM#17.-1-43, Site Visit 11/5/23
Project: Major Site Plan; Applicant has modified their application to remove the fuel oil storage component from the project. It now involves construction of a 9,500sf building in front, and a 5300sf building in the rear. The applicant proposes to use the front building for offices relating to their existing fencing and heating oil businesses. The rear building would be subdivided into 4 units for contractor storage and office space. Also proposed is an 8,800 sf of outdoor storage area, the appurtenant driveways, parking, landscaping, stormwater management practices, a septic system and a drilled well.
Expected Action Item: Board to review latest submission; discuss 3/10/24 Site Visit and decide if a Public Hearing should be scheduled; determine whether new referral letters to outside agencies are necessary.
Mace/Carvill, 429 Sprout Brook Rd., Garrison, NY 10524, TM#83.13-1-31
Project: Minor Site Plan; Construction of a detached garage with minor driveway realignment.
Expected Action Item: Review Town Engineer’s memorandum on applicant’s latest submission; determine whether a Site Inspection should be scheduled; also determine if a Public Hearing should be scheduled.
New Business
CRS International, 2761 Route 9, Cold Spring, NY 10516, TM#38.-3-64
Project: Major, Amended Site Plan; Construction of a wholesale distribution warehouse including associated office space to be served by a separate subsurface sewage treatment system and private water supply well.
Expected Action Item: Applicant to make initial presentation to the Board; Board can classify project as “major”, declare the matter an Unlisted SEQRA action, and then determine whether a Site Inspection should be scheduled.
