Project: Major Project: Applicant is proposing to expand an existing daycare facility with the addition of an 1,820 sq. ft. detached building, relocating an existing playground and some additional parking spaces.
Expected Action Item: Upon close of Public Hearing, discuss whether to have resolutions prepared for the April meeting.
Old Business
Dain’s Lumber, 3622 Route 9, Cold Spring, NY 10516, TM#17.-1-44
Project: Major Project; Applicant seeks to amend the conditionally approved site plan for use as a storage and retail facility, expanding the existing business which is currently based in Peekskill. The application for amended site plan approval includes an initial phase in which a 7,000 sq ft storage building would be constructed, along with an outdoor storage area, associated parking, a stormwater management practices and landscaping. In this initial phase the existing building, well and septic system will be retained, and the building will be rented for residential use. Second (future) phase would include removal of the existing residence, and construction of a 10,500 sq ft building in its place for retail and storage.
Expected Action Item: Consider adoption of approval resolution.
Bach/Veterinary Hospital, 475 Fishkill Rd, Cold Spring, NY 10516, TM#27.11-1-34
Project: Special Use Permit, Minor – Relocation of veterinary practice to owner’s residence; home occupation conforming to subsection 175-41 to establish a veterinary clinic within the existing garage space of the premises, to be performed by the owner of the property. No visible change to the exterior except for a permitted sign.
Expected Action Item: Board to discuss 3/5/23 site visit and consider whether a Public Hearing should be scheduled.
Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY, 10524 TM#60.-1-59.2 & 59.3
Project: Major Site Plan & 3-lot Subdivision; Modifications to the GGC PDD to permit relocation of the Hudson Valley Shakespeare Festival to the site, new open-air theater, outdoor pavilion and housing for artist and visitors (existing banquet/restaurant facility to remain); the 225-seat indoor theater and 20-room hotel have been eliminated from the project’s scope.
Expected Action Item: Board to discuss DEIS completeness review memorandum prepared by AKRF and Mr. Gainer.
Hudson Highland Reserve, Route 9 & Horton Road, Cold Spring, NY 10516, TM# 17.-1-76, 17.-1-77.2, & 17.-1-39
Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated.
Expected Action Item: Applicant to return to Planning Board after Town Board action on their request for alternate roadway standards for project entrance road; discuss whether to schedule a public hearing at April meeting for Preliminary Subdivision approval.
