Project: Major Project; Applicant seeks to amend the conditionally approved site plan for use as a storage and retail facility, expanding the existing business which is currently based in Peekskill. The application for amended site plan approval includes an initial phase in which a 7,000 sq ft storage building would be constructed, along with an outdoor storage area, associated parking, a stormwater management practices and landscaping. In this initial phase the existing building, well and septic system will be retained, and the building will be rented for residential use. Second (future) phase would include removal of the existing residence, and construction of a 10,500 sq ft building in its place for retail and storage,
Expected action Item: Applicant to present comparison to previous approved project requested by board members at the January meeting; upon close of Public Hearing, discuss whether to have resolutions prepared for the March meeting.

Project: Major Project: Applicant is proposing to expand an existing daycare facility with the addition of a 1,820 sq. ft. detached building, relocating an existing playground and some additional parking space.
Expected Action Item: Board to discuss 2/12/23 site visit, review latest plans and other materials submitted by Applicant and consider whether a Public Hearing should be scheduled.

Project: Minor Project: Additions to a single-family dwelling (encompasses renovation and additions to a dwelling where the total cumulative footprint will be greater than 3,000 sq. ft., and where the footprint of the additions exceeds 1,000 sq. ft.). Project to be served by a replacement septic system and existing potable well.
Expected Action Item: Board to discuss 2/12/23 site visit and consider whether a Public Hearing should be scheduled.
Garrison Golf Club PDD / Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY 10524 TM#60.-1-59.2 & 59.3
Project: Major Site Plan & 3-lot Subdivision; Modifications to the GGC PDD to permit relocation of the Hudson Valley Shakespeare Festival to the site, new open-air theater, outdoor pavilion and housing for artist and visitors (existing banquet/restaurant facility to remain); the 225-seat indoor theater and 20-room hotel have been eliminated from the project’s scope.
Expected Action Item: Acknowledge receipt of DEIS; direct Board’s consultants to conduct a “completeness” review of the documents for discussion at the March meeting.

Bach / Veterinary Hospital, 475 Fishkill Rd, Cold Spring, NY 10516, TM#27.11-1-34
Project: Special Use Permit, Minor – Relocation of veterinary practice to owner’s residence; home occupation conforming to subsection 175-41 to establish a small veterinary clinic within the existing garage space of the premises. The use is for professional services performed by the owner of the property. No visible change to the exterior except for a permitted sign.
Expected Action Item: Applicant to make initial presentation to the Board; Board can classify project as “minor”, declare the matter a “Type II” SEQRA action, and then determine whether a Site Inspection should be scheduled.
