Project: Special Use Permit, Minor – Relocation of veterinary practice to owner’s residence; home occupation conforming to subsection 175-41 to establish a veterinary clinic within the existing garage space of the premises, to be performed by the owner of the property. No visible change to the exterior except for a permitted sign.
Expected Action Item: Upon close of Public Hearing, discuss whether to have resolutions prepared for the May meeting.
Hudson Highland Reserve, Route 9 & Horton Road, Cold Spring, NY 10516, TM# 17.-1-76, 17.-1-77.2, & 17.-1-39
Project: Major Project; “Conservation” Subdivision (see Zoning Code Sections §175-19 thru §175-21) on 210 acres; 24 residential lots, each approximately 1 acre, served by individual wells and community wastewater treatment facilities. Through the EIS process, the equestrian center formerly proposed was eliminated.
Expected Action Item: Upon close of Public Hearing, discuss next steps on the subdivision review process.

Garrison Golf Club PDD/Hudson Valley Shakespeare Festival, 2015 Route 9 Garrison, NY, 10524 TM#60.-1-59.2 & 59.3
Project: Major Site Plan & 3-lot Subdivision; Modifications to the GGC PDD to permit relocation of the Hudson Valley Shakespeare Festival to the site, new open-air theater, outdoor pavilion and housing for artist and visitors (existing banquet/restaurant facility to remain); the 225-seat indoor theater and 20-room hotel have been eliminated from the project’s scope.
Expected Action Item: Discuss consultant recommendations on DEIS completeness and recommended next steps in EIS process.
Kozlowski & Effle, 168 South Mountain Pass, Garrison, NY 10524, TM#90.-1-9
Project: Minor Project: Additions to a single-family dwelling (encompasses renovation and additions to a dwelling where the total cumulative footprint will be greater than 3,000 sq. ft., and where the footprint of the additions exceeds 1,000 sq. ft.). Project to be served by a replacement septic system and existing potable well.
Expected Action Item: Board to discuss letter from the Conservation Board and consider whether a Public Hearing should be scheduled.

Project: Minor Project: Amended Site Plan application for a 385 square foot addition to existing café for storage.
Expected Action Item: Applicant to make initial presentation to the Board; Board can classify project as “minor”, declare the matter a “Type II” SEQRA action, and then determine whether a Site Inspection should be scheduled.
