Reinforced Concrete Frame: Provides the primary structural support. It consists of vertical columns and horizontal beams made from reinforced concrete.
Despite the fact that visually the building structure appears in good structural health, it is critical to obtain structural calculation and structure stability report from structural engineer to be sure before putting investment . such calculation and stability report is also mandatory for obtaining planning permission from building regulatory authority.
The structural engineer will assess the building and will confirm if the building can withstand the design load safely, structural retrofitting techniques will be adopted to strengthen the beam column frame.
Existing floor are reinforced concrete floors. to improve thermal insulation Ground floor will be treated with thermal insulation as shown in schematic diagram.
The thermal insulation will be provided over well compacted soil, the well compacted soil lays on the existing foundation. A well levelled concrete layer will be provided above thermal insulation to provide smooth surface.
while ceramic and porcelain tiles are recommended as floor finishing material as they offer easy cleaning, aesthetics and durability, it is also recommended to use Carpets, vinyl flooring, Laminated flooring and hard flooring for floor finishes. This will offer a variety of options to suit different aesthetic preferences, functional needs, and budget considerations, ensuring that residents can choose the flooring type that best fits their lifestyle and design vision.
Brick masonry cavity wall with insultation will be provided as external envelope of building where required. In addition to safety, aesthetics and Protection from environmental impacts, another primary function of masonry cavity wall is to provide thermal insulation to internal building environment. Moreover, cavity wall also provides airtightness to building interior.
The constructability techniques are simple and well known inside German construction industry and the described construction material are readily available in market makes cavity wall construction a feasible choice for the proposed project. The external brick face wall will be finished with Granite marble which will provide an aesthetic look and will dwell into the surrounding buildings.
The internal partition wall shown in the above image is recommended to use in the proposed residential apartment buildings to create privacy and enhance soundproofing along with efficient thermal insulation. The wall consists of a double-layer drywall construction, which helps to significantly reduce noise transmission between rooms.
The wall is further insulated with fiberglass batt insulation, placed between the wooden studs. This type of insulation will not only improves the acoustic performance of the wall by absorbing sound but will also provides thermal insulation, contributing to energy efficiency within the building. The combination of these materials ensures a quiet, comfortable, and energy-efficient living environment for residents and contribute toward long term sustainability of the building.
Existing roof of the proposed building is a flat reinforced concrete slab, detailed structural assessment of the slab is recommended and retrofitting must be done if required to enhance structural safety.
According to "Berlin Climate report" the temperature in Berlin can fall up to -2.5 degree Celsius in winter and can rise up to 25 degree Celsius in summer. To offer comfort to the building residents and to conservate energy, it is recommended to provide high performance thermal insulation above RCC slab. The thermal insulation will increase thermal resistance of RCC slab to a greater extent and result in energy savings.
The cross section image as shown is the recommended thermal insulation system for the proposed project flat roof. The 180 mm flat roof (1) is covered by a 3mm vapor barrier (2) to prevent moisture. On top of which is 60 mm Rigid mineral wool boards (3) are placed which provide core insulation, the insulation is put in place by nails (4) into RCC slab. A protective layer (5) of 20 mm is provided enhances durability, while the weather-resistant surface (6) of 3mm thickness, shields the over all insulation from environmental elements. This layered design ensures excellent thermal performance and moisture control.
Windows are primary source of heat loss, windows lose heat through a process called radiation through glazing. Warm energy reported studies show, the average heat loss from an average house is about 25% to 30% through windows. This heat loss is compensated by energy consumption., As shown in figure 2, calculations for high efficient windows shows significant energy cost savings.(stay warm energy.). therefore it is recommended to use double glazed windows and doors with U-value must be 1.0 W/(m²K) or lower to reduce heat loss.
It is recommended to use good internal doors to increase door life cycle and reduce maintenance cost.
The internal finishes of the proposed building are designed to offer sustainability and low maintenance costs, contributing to a green and cost-effective living environment.
it is recommended to used carpet flooring for rooms and wooden tiles for lobby as they offer soft surface. the proposed building is a multi story residential building and will house more then 200 people, carpet flooring in rooms and wooden tiles in lobby will reduce noise pollution, more over they are easy to clean and cheap to replace and are also easy to recycle.
For kitchen and washroom flooring, ceramic and porcelain tiles are recommended as they are easy to clean and can withstand physical impact up to greater extent and are widely available in different color, texture and size.
As proposed internal wall are soft partition wall thus it is recommended to use plaster board as finishing material as they offer sound insulation, moreover to create contrast in internal design eco friendly water proof wall paper shall be used. wall papers cheap widely available, easy to install and support easy cleaning thus reduce maintenance cost.
Partitions walls of washroom and kitchen shall be furnished with pvc panels to prevent water seepage into walls;
Existing Mechanical services are outdated and are in poor condition, it recommended to replace all existing services to provide comfort, safety and energy efficiency to consumers. Provision of advanced mechanical systems in the proposed project will greatly enhance living experience by optimizing heating, ventilation, air conditioning and protection against fire hazard along with efficient plumbing systems.
Following are the proposed Mechanical systems for the proposed project.
Smart HVAC systems.:
Such modern systems with smart thermostats and zoning capabilities allows for precise temperature control and energy savings by learning residents' schedules and preferences, adjusting heating and cooling automatically to maximize comfort and efficiency.
Energy Recovery Ventilation (EVR):
Insufficient ventilation can lead to the growth of mould and interior air pollution, raise the possibility of airborne infection transmission.(The Building Regulations, L2A, 2010). With airtight construction a building needs ventilation to provide fresh air to occupants, REHVA states that chances of spreading of the SARS-CoV-2 virus increases by recirculating internal building air the( Federation of European Heating, Ventilation and Air Conditioning Associations).
An EVR system is the only ventilation system capable of providing a building with 100% safe fresh air (also known as "hygiene ventilation") while preventing heat loss. A modern EVR system may reduce the need for heating by around 30% while also significantly improving the quality of air indoors.
Tankless Water Heaters:
tankless water heaters provide hot water on demand, reducing energy consumption and ensuring a continuous supply of hot water.
Low-Flow Plumbing Fixtures, Advanced Fire Protection Systems, Radiant Floor Heating and Solar Water Heating are some mechanical systems recommended to use for the proposed project.
German Buildings Energy Act (Gebäudeenergiegesetz, GEG), contains information on the building and its heating, as well as on the property's energy performance indicators, all systems shall be up to these standards to achieve high performance along with planning approval from competent authority.
Existing electrical services in the proposed project are outdated and are in poor operational condition, it is recommended to replace existing services and provided the following mentioned systems to enhance safety, performance and energy efficiency.
Smart Lighting Systems: use of controlling lights remotely with smartphones or voice assistants, featuring motion sensors, timers, and dimmers for optimized energy use.
Energy-Efficient Appliances: To reduce energy consumption while maintaining high performance top rated electrical appliances shall be installed.
LED Lighting: LED Lights offer significant energy savings, longer lifespan, and better light quality.
Advanced Circuit Breakers: To prevent electrical fires and reduce the risk of electric shock, high performance advanced circuit breaker shall be used.
Renewable Energy Integration: The proposed structure has 2000 m2 clear flat roof area, solar panels are recommended to be installed on this roof for generation of renewable energy.
Power Backup Systems: it is recommended to ensure essential systems remain operational during outages with UPS systems and generators.
EV Charging Stations: As the world is moving toward electrical vehicles, convenient charging station in residential parking area will present ease of charging for such vehicles.
Energy Monitoring Systems: such systems will track and analyze energy usage in real time to identify areas for improvement and encourage energy saving behaviors.
Low-Voltage Systems: Use low-voltage wiring for telecommunications, internet, and security to enhance safety and efficiency.
Incorporating these advanced electrical systems will ensures a modern, efficient, and sustainable living environment for residents and will attract buyers and renters.

Existing plumbing system is out dated and is in poor condition, it is recommended to use efficient plumbing systems in proposed project for ensuring a smooth flow of water and waste, optimizing water usage, and minimizing the risk of leaks or pipe bursts. Such leaks can lead to further rise of ground water table, resulting in structural problems.
Following are recommended plumbing system for the proposed project.
1. Installation of high Efficiency fixtures and appliances such as Low flow toilets, Water saving faucets and efficient shower heads.
2. Smart Plumbing Systems such as Sensor Technology, Automated Controls and Real time monitoring.
3. Water Recirculation Systems including Continuous hot water, Reduce Waiting Time, Energy and conservate water.
4. Eco Friendly Plumbing Materials and Grey water recycling systems will reduce usage of potable water for flushing.
such systems will ensure and eco friendly and energy efficient plumbing system.
