·       Building 2 Raw-Gelander  corner of Warschauer Strasse and Revaler Strasse (near warschauer strasse S bahn – train station), Berlin

Various features were found at Raw-Gelander corner of Warschauer Strasse and Revaler Strasse in Berlin. Our team has identified some basic features related to the site conditions surrounding the properties. The property is situated in a market square area, with an sign of existing railway track nearby. The building is constructed with bricks consisting  of ground floor and first floor. A 500mm brick wall separates the building from the road, with minimal existing structures nearby. The remaining part of the property is surrounded by  hard-standing surface.

When considering the redevelopment of this structure, two options were thoroughly discussed. The first option involved demolishing the building and constructing a new one, while the second option focused on refurbishing and renovating it. However, due to the substantial cost of demolition and rebuilding, it was deemed more practical to opt for refurbishment. Furthermore, the building components are still in excellent condition, and it is essential to preserve its existing structure as it holds historical value in Berlin. The refurbishment plan includes the installation of new external finishes, polishing of the external wall, and upgrading services, fixtures, and fittings.

The chosen strategy for transforming this site involves the construction of a new mixed-use structure that incorporates the existing façade. The primary goal of this development is to accommodate the existing flea market section, which utilizes the site for sales, while also providing space for office and retail purposes. Redeveloping this site offers the advantage of flexibility in exploring different design options, with minimal refurbishment or demolition required.
