The building, situated at the intersection of Mollstrasse and Otto-Braun-Strasse in Berlin, was constructed in the 1970s, making it more than 50 years old. Previously, it served as a hotel under the ownership of the Mercure Group until 2019. Subsequently, the building and the ground floor shops were closed. Initially, there were plans to demolish the building, but this would have posed a disturbance to the environment.
However, an alternative solution has been proposed, which involves the extensive renovation of the ensemble and the implementation of a completely new usage concept. This approach is also being considered for a neighboring former residential building located directly at the intersection of Mollstrasse and Otto-Braun-Strasse. By adopting this strategy, additional apartments can be created in the city center, thereby utilizing the building in a beneficial manner.
The redevelopment of this structure was considered through two options. There was a discussion on whether to demolish the building and construct a new one or to refurbish and renovate it. However, due to the high cost of demolition and rebuilding, it was deemed more feasible to opt for refurbishment. The refurbishment plan entails the installation of new external finishes, cladding the external wall, upgrading services, fixtures, and fittings, as well as improving the external wall with insulation.
Nevertheless, this approach comes with significant risks, uncertainties, and high costs. Despite these challenges, refurbishment appears to be the most economically viable choice. However, it is important to note that refurbishment also has certain limitations that could potentially escalate costs and risks, ultimately impacting the project's profitability.
It is worth mentioning that the building has faced low demand and previous abandonment, indicating a historical lack of market interest. Additionally, achieving full occupancy in the apartment spaces may require reducing rental income due to competition from neighboring apartment buildings, which could negatively affect the overall profitability of the project.
