This master plan for a portion of Brooklyn, Baltimore, MD, establishes a coherent mixed-use environment. The design features a substantial distribution of open spaces woven throughout the interior. A meandering walking path runs primarily along the site's periphery, serving as a buffer between the development and the adjacent highway and Patapsco River. The core organization links a defined commercial zone with a residential area by means of a generously sized central walkway
The southern site has been redesigned for improved community access. The Community Center was flipped to welcome residents from the adjacent residential zone to the south. The walkways on both sides of the parking area were widened to handle more visitors and create resting spots. Crucially, a playground area was placed in front of the community center, between it and the existing residential zone, making the center more inviting to both on-site and surrounding residents.

*open spaces
the design features a substantial distribution of open spaces woven throughout the interior. This is a critical asset because it creates an internal, high-quality community environment—a pedestrian-focused refuge that directly contrasts with the high-impact infrastructure surrounding the site. Specifically, the peripheral meandering walking path utilizes this open space to act as a functional buffer against the adjacent, high-volume highway and the industrial Patapsco River edge. This ensures the mixed-use development remains cohesive, integrated, and sheltered from external noise and environmental factors.
