My vision for this site was to transform an underutilized parcel of land in Baltimore into a vibrant, mixed-use development that would serve the surrounding community. The plan includes retail and office spaces designed for professionals such as doctors, dentists, therapists, and social service providers creating a convenient hub for essential services. In addition to these professional spaces the site features a grocery store and residential apartment buildings to promote a sense of community and accessibility. A significant portion of the site remains undeveloped due to the 100-foot buffer zone on either side of the stream. While this constraint poses certain challenges for development, it also presents a valuable opportunity to preserve a natural, forested area within the urban environment. This balance between development and conservation helps create a space that is both functional and environmentally responsible contributing to the overall well-being of the neighborhood.
Detailed plan
This more detailed plan highlights the northern end of the site, where a network of walkways guides visitors through the landscaped environment. Throughout these paths are a series of planters some with interior lighting. They also help to introduce greenery, soften the hardscape, and create a welcoming atmosphere both day and night. Along several of the walkways, strategically placed sunshades provide comfortable, shaded areas that encourage lingering and support social gatherings for all kinds of people through the day and night.
At the center of the site a large open plaza functions as the primary community gathering space. This area features abundant seating options, a center point fountain, and direct connections to many of the surrounding shops. Together, these elements create an active inviting area that supports both movement and leisurely use, reinforcing the plaza as the heart of the development and a place to draw attention to potential visitors.
Birds eye view
This image provides a bird’s eye view of the northern section of the site, offering a clear sense of how the design relates to its surrounding context. From this perspective the arrangement of the buildings become more apparent allowing viewers to understand how their forms work together to shape the outdoor gathering spaces. The image also helps illustrate circulation patterns, visual connections, and the overall spatial organization of this portion of the site giving a better picture of how the design functions as a cohesive environment.
