Commercial District
The site design focuses on the commercial district, which includes retail buildings, an office building, and a grocery store. A central spine accessed from Potee Street organizes the site and serves as the primary pedestrian corridor, providing direct access to shops and the office building. Along this spine, a central courtyard acts as a gathering space and social hub within the development. From the Garrett Street access point, a secondary pedestrian route connects users to the retail spaces and extends into a promenade that provides access to adjacent turf areas.
Together, the central spine and access points from Garrett Street and W. Patapsco Avenue strengthen connections to the surrounding context and improve overall site accessibility.
This streetscape section can be found adjacent to the bus stop and the promenade within the commercial district. This section prioritizes more of the pedestrian right-of-way as the pedestrian ROW is twice the size of each vehicular lane. There is a median as pedestrians have to cross from the grocery store area to the retail area. Buffers are set in place to divide the road from the pedestrian ROW, keeping pedestrians safe.
The Interface Detail cuts through the Promenade area, extending from one of the commercial buildings to the edge of the stream. The main promenade walkway can be found up against the back of the commercial buildings. Tree planters and landscaped areas divide the promenade area from the sitting areas and turf areas. The steps create a transition from the sitting areas to the turf areas. There are also raised blocks along the steps that users can use as seating.
