An elevator is required for the second floor.
Installations and maintenance are expensive. $400k + $400k
Consider making all single floor.
Consider connecting second floors with bridges to minimize the number of elevators.
Protect the pit from water intrusion. Protect the cabs/sensors from wind damage.
DCAB:
The 3,000 sq ft rule is for Act 3 which applies to projects like Walmart etc. Schools fall under act 2 whereby if occupancy on second floor exceeds 5 persons, elevator is needed even if equal accommodation on ground floor.
He gave the example of Mililani High School, where one elevator serves all second-floor spaces with elevated walkways.
“Not to have you circumvent the regulations, but if your plans show a phased approach, modular classrooms as phase 1, and an elevator is shown as phase 2, DCAB does not circle back to verify that phase 2 was completed. However, if a lawsuit is filed, SFA would be held to answer and comply.”
Use standing seam metal roofs. Avoid flat roofs.
Shed type facing South or East/West
Secure PV panels with clamps on seams
We have had many installation and maintenance issues with VCT, LVT, linoleum, and rubber flooring.
