Agent (licensed): Attends walk-through with buyer, confirms findings, advises on repairs/negotiations.
TC (unlicensed): Prepares form, tracks scheduling, files completed report, and routes to settlement/title.
Coordinate with both agents:
Ensure a good date and time to schedule the walk thru
Add it to the agents' calendars
Form Sections to Complete (by agent/buyer):
A. Buyer Acknowledgement: Buyer acknowledges inspection is their own assessment.
B. Items Inspected: Appliance/system checklist (stove, fridge, HVAC, plumbing, electric, detectors, etc.). Check off each item
C. Select One:
(i) Property in same condition, no repairs needed, OR
(ii) List non-working items; seller agrees to repair subject to contract cap.
D. Personal Property Check: Confirm agreed conveyances are present (garage remotes, appliances, etc.).
E. Agreed Repairs Inspection: Note whether agreed-upon repairs were satisfactorily completed; if not, re-inspection may be scheduled.
Signatures:
Buyer(s) and Seller(s) sign if repairs are still need; OR buyer acknowledges satisfaction of repairs by signing 2nd line
Agents may also initial as witnesses if directed.
File Completed Form: Save and upload for compliance
Notify Settlement: Send signed copy to closing/title company.
Track Outstanding Repairs: If buyer requires re-inspection, calendar follow-up before settlement.
If Issues Found: Agent decides how to negotiate; TC documents communications and ensures any addenda are executed.
Missing Personal Property: Note on form; agent to address with seller.
Non-Completed Repairs: Note on form; buyer may re-inspect or negotiate escrow/credit.
If Seller refuses repairs: TC notifies agent; do not advise buyer on remedies.
