If your title/escrow office isn’t already on Earnnest, you can invite them through the app.
Open the Earnnest app and select “Request Funds”.
Enter the buyer’s name, email, and phone number.
Add the property address and earnest money amount.
Confirm the title/escrow company account that will receive the funds.
Tap Send Request and Earnnest will email or text the buyer a secure payment link.
The buyer clicks the link to begin their deposit.
Buyer logs into the secure portal with their online banking credentials (like paying a bill).
Funds are transferred directly from their bank account to the escrow/title company’s trust account.
No paper checks, wires, or personal banking details are exchanged with you.
Once the deposit is made, both you and the escrow/title company receive instant confirmation.
A digital receipt is generated and stored in your Earnnest account.
You can download or forward the receipt for compliance and transaction records.

Choose whether you have the payer’s email. If not, you can invite someone who does, and the request stays in draft until completed.

Add payer info:
Buyer’s name, email, phone number.

5. Send the request—click “Send Request”.
Buyer receives an email to complete the payment.

6. Track and manage:
The web app lets you monitor request status, send reminders, and retrieve proof of intent or digital receipts.
Connect Your Escrow Holder

Sign in or create your Earnnest account, ideally using the same email as your Dotloop login to keep things consistent.
Enter payer (buyer) info:

Enter details:
Property address (auto-filled if available in Dotloop).
Buyer’s name, email, phone number.
Earnest money amount.

7. Notification setup:
Ensure recipients like you, the buyer, and the escrow/title company are set to receive updates and receipts.

8. Send the request—often labeled “Request $X.” Once sent:
The buyer receives an email from Earnnest with a link to pay.
Automatic receipts are triggered for you, the buyer, and the escrow company once payment is made.
