Property Type: Check “Residential Detached” or “Residential Attached” as appropriate.
Street Address, Legal Subdivision, Tax ID: Pull directly from tax records (use Realist).
Owner Name & Contact Info: List how it appears on the deed.
List Price: Enter what price the home is being marketed for.
Listing Date / Expiration Date: Must match the Standard Listing Agreement.
Possession: Choose “Settlement” unless otherwise negotiated (e.g., rent-back).
Listing Agreement Type: Always mark “Exclusive Right to Sell.”
Auction Listing?: Mark “Yes” or “No” – if Yes, additional disclosures apply.
Occupied?: “Yes” or “No”
Lockbox Type: Most use “SUPRA” – confirm with agent.
Show Instructions: Include details like “Call First, Use ShowingTime, 1-Hour Notice Required.”
Put the # of Rooms, everything else can be left blank unless stated otherwise by the agent
