Seller’s Name: Enter the full legal name of all individuals on the title.
Property Address: Include city/county, street address, and legal description (can be pulled from tax records or Realist).
Start Date: Date the listing becomes active.
End Date: Date the agreement ends (typically 6 months out).
Note: The listing must be entered into REIN by the next business day.
Sales Price: Enter the listing price.
Concessions: Specify any closing cost assistance (e.g., “Seller may contribute up to 3% of sales price toward buyer’s closing costs”).
Data & Photos: Confirm the seller agrees to use of photos and data on REIN/Internet.
Advertising: By default, seller authorizes full marketing unless otherwise stated.
Showings: Seller agrees to make the home reasonably available.
Signage: Only your firm’s “For Sale” signs are permitted.
Indicate if the listing agent is authorized to disclose offer existence.
Note seller responsibilities for repairs and fees (e.g., deed prep, wood inspection, HOA docs).
Seller may owe the brokerage fee if they breach or refuse a qualifying offer.
Seller checks “DOES” or “DOES NOT” authorize use of a SUPRA lockbox.
Lead Paint: Required if the home was built before 1978.
HOAs/Condos: If applicable, seller must request and deliver resale documents.
Septic System: Identify if the property has a waiver.
Disclosure Forms: Confirm CDIF, CH7, and any Addenda are signed.
Short Sale/Foreclosure: Disclose if applicable.
Digital Signatures: Seller agrees to e-signing unless stated otherwise.
Contact Info: Include seller address, phone, email, etc.
Ensure all seller initials are on each page.
Ensure all checkboxes are correctly marked (DOES/DOES NOT, WAS/WAS NOT).
Attach required disclosure documents (e.g., Lead Paint, Septic, HOA Addenda).
Verify supervising broker info is filled in at the end.
Save a pre-filled version with your firm info and broker info to save time.
Double-check seller’s name matches title/tax record.
Always get initials AND signatures—incomplete forms will delay listing activation.
