Sending documents and creating a transaction to compliance
Adding transactions and documents to sites like Brokermint or Skylope, ensuring all documents are added to the checklist, splitting/merging docs
Setting Inspections
Calling and confirming inspection times and dates
Providing items/info Title, Other Agent, or Lender requests
Either through email or sites like Qualia
Verifying/Checking on EMD receipt
EMD to be submitted within 2 days of ratification
Home inspection report received and completed
Ensure a copy to yourself, the agent, and the buyer
Drafting PICRA (NOT negotiating) and sending for signatures
*CC yourself
Confirm PICRA items with the agent
Termite Inspection Report Received
Confirm PICRA items with the agent
Sending termite inspection to all parties
Get agents’ approval, send to all parties
Uploading Inspection documents and addendums to compliance
Into sites like Brokermint or Skyslope
Drafting addendums and sending them out for signature
Ensure all party, address, and date info is correct. Verify verbiage of the addendum with the agent
Check-in for CTC
See if any items are needed or any updates
