When working with Ultimate package agents, you'll have to assist them with writing offers, follow the instructions below to provide the best support:
Agent provides all contract terms (purchase price, deposit amount, settlement date, financing type, contingencies, etc.). Read through each pararpah of the contract that needs to be filled out as the agent provides you the terms, to prepare yourself on where to write them
Instructions must be in writing (email, text, intake form, or documented call notes *Recorded Zoom or Google Meet ONLY*).
TC confirms receipt and repeats details back to the agent for accuracy.
Access the SPA template (REIN-provided form).
Fill in blanks with information exactly as given by the agent, including:
Buyer and Seller names (per agent/MLS instructions).
Property legal description/address.
Purchase price and financing details.
Settlement and possession dates.
Escrow agent name and deposit details.
Addenda required (inspection, HOA, resale, etc.).
Leave all blank sections empty if the agent hasn’t given you instructions. Never “assume” terms.

Cross-check against MLS notes to ensure the agent hasn’t missed a requirement (e.g., HOA/Condo).
Flag any missing addenda and notify the agent for direction.
Verify all dates, names, and dollar amounts match agent instructions.
Check that initials/signature blocks are included on each page.
Confirm formatting and legibility before sending back to the agent.
Save completed draft as “Draft Only – Pending Agent Review”.
Send to the agent for review, approval, and submission to the client.
Do not send to the client directly unless agent authorizes.
Once agent submits the offer, TC waits on acceptance or counter. TC will help agent with up to 5 offers.
TC logs the ratification date, deposit due date, inspection deadlines, and financing contingency dates.
Add all deadlines to transaction timeline/calendar and share with agent (and client if permitted)
Provide reminders to agent before each deadline.

TCs cannot:
Select terms (price, deposit, dates, contingencies).
Advise on negotiation strategies.
Sign or communicate directly with the opposing party’s agent on contract terms.
TCs can:
Fill in contract fields exactly as instructed by a licensed agent.
Ensure documents are organized, complete, and legible.
Track deadlines and send reminders.
