Changes to your property

Please ensure you let us know ahead of arranging any changes concerning your property that could affect the layout, useable area, inventory or otherwise require planning, building regulations or licencing approval.

Building control, planning permission and licencing

You have to ensure you have obtained all the necessary local authority permissions for changes and use at your property. Records of these should be held and we may ask to see them if there is any possibility that they could have an effect on our lease interests with you.

Updating risk assessments

If there are any significant changes to your property, you must update risk assessments accordingly. This is most likely to affect the fire risk assessment, but could potentially have an impact on other aspects of safety at the property.

Varying tenancy terms

If you need extra time to do some significant works, please let us know. Many students' study requirements to not require them to be on site for a significant part of the year (June to September), so we can usually shorten tenancies if needed.

It is, of course, far preferable to agree dates before the tenancy agreements are issued, but sometimes students already in occupation may be open to saving some rent by moving out early.

Part P

  • an Electrical Installation Certificate or Minor Work Certificate that confirms that the work meets BS 7671; and

  • a Building Regulations Compliance Certificate that confirms that the work meets the Building Regulations.
