LANDLORD OBLIGATION

Providing certification

We have a duty to ensure that properties we let to our students are safe and meet statutory requirements. We therefore need landlords to provide copies of certain documents to us.

Documents should be supplied within a maximum of two weeks from any inspection.

The landlord needs to inform us within 7 days of the due date if the renewal cannot be achieved.

Checklist

  • Asbestos report

  • Electrical safety inspection

  • Emergency lighting service report (where applicable)

  • Energy performance certificate

  • Fire detection service report (where applicable)

  • Gas safety inspection

  • HMO or selective licence (as applicable)

  • Insurance certificate

  • Planning permission and building control

  • Portable Appliance Testing log

  • Risk Assessment- Fire

  • Risk Assessment- Legionella
