Summary of Landlord's Obligations

Below is a summary of Landlord's Obligations. It is a condition of the lease to abide by these obligations, which are set out separately to the document itself to allow us to convey more detail. Note that you may have additional statutory responsibilities as a landlord which are not listed here.

The obligations are highlighted on their associated pages elsewhere on this site, but you'll find them listed them below as a summary.

It is accepted practice in the housing industry to ensure a certain level of response time based on the nature of a repair.  If a repair exceeds this time, you may be liable for issuing compensation for a breach of the lease and/ or we may go ahead and get the repair done and charge you back. We work closely with our landlords to ensure this does not happen, but please keep the possibility in mind.

Please use these standards as a minimum:

Any repairs required avoiding danger to health, risking to the safety of residents or serious damage to buildings or residents' belongings e.g. floods, hot water failure, broken window. Make safe or complete within 24 hours of defect being reported.

Repairs to defects which materially affect the comfort or convenience of residents must be completed within 10 working days of report of the defect.

Reactive repairs not falling within the above categories. Completed within 28 days of reporting the defect.

You need to have an up to date fire risk assessment of your property, made by a competent assessor

You will need to compile an inventory at the outset of each academic lease period and pass it to us ahead of the start of the tenancy.
