Annual renewals

Ordinarily, we will make offers of contracts for the following academic year around late November/ early December. Contracts, if agreeable, need to be signed and returned by January in time for us to make offers to students wishing to renew at properties before advertising our housing list more widely at the end of the month.

Overall, rents offers are based on research on the student housing market trends in the local area and inflation rates. However, we pay careful attention to the popularity and quality of properties and will adjust our offers accordingly to ensure rents are reflective of a property's relative desirability within the portfolio. What this means is that landlords that invest in, take care of and improve their property have their efforts appropriately rewarded.

We do not guarantee that we will offer to renew on all properties. There could be various reasons for this- maybe issues with the property itself, the landlord's approach or changes in our own focus. We will always seek to be open about our reasoning.

Three year contracts

We offer a limited number of three year contracts. The key motivation is that they offer both us and landlords the greater security of a longer working relationship.

We do not offer these longer contracts lightly and will only do so to landlords that we have worked with for an extended time where we perceive that risks are minimal. These risks will generally be related to the quality, safety, landlord's approach and lettability of the property.
