Notice Is Hereby Given that on August 31, 2016 at 10:00 a.m. at the Williamstown Town Hall, 31 North Street, Williamstown, MA 01267, the Town’s Tax Title

Custodian acting on behalf of the Town of Williamstown and in accordance with the provisions of Massachusetts General Laws Chapter 60, Sections 77B, the Town’s Tax Title Custodian SHALL OFFER FOR SALE AT PUBLIC AUCTION the herein after described property acquired by the Town through Tax Title Foreclosure.

Land and any buildings thereon at 87 White Oaks Road in the Town of Williamstown

consisting of .28 acres and identified in Assessor records as Map 117 Lot 68 and referenced at the Northern Berkshire District Registry of Deeds in Book 495, Page 144.

TERMS AND CONDITIONS

A One Thousand Dollar ($1,000.00) non-refundable deposit will be required to pre-qualify for auction participation. Deposits shall be in the form of money order or certified

check. Former owners or their agents or any person currently delinquent to the Town for taxes or other charges may not qualify as bidders.

All parcels are sold to the highest bidder "as is" with no guarantees for further construction and/or improvements to the parcels and/or environmental conditions thereon and/or the insurability or marketability of title other than that the title has been foreclosed upon by the Court.

The successful bidder shall sign a Memorandum of Sale and shall have 30 days to pay the balance due. Any and all bids may be rejected if it is deemed by the Custodian to be in the best interest of the Town. The successful bidder is not required to pay the Town any of the back taxes. However, the successful bidder will be required to pay a portion of the real estate taxes for the current year plus a deed recording fee of $125.00. Taxes will be calculated from the date that the successful bidder delivers the balance of the purchase price to the Town through November 1, 2016.

Any and all bids at such sale or any adjournment thereof may be rejected if in the Custodian’s opinion no bid is made which approximates the fair value of the property.
