Dry rot had set into the floor-bearing beams of this single-family, wooden frame residence with open crawlspace and concrete single-tube foundation. Seattle Foundation Repair engaged CG Engineering to identify the problem areas. Next, they provided temporary supports so they could remove the old rotten lumber without affecting the existing structure and deck.

 

Then they replaced the old wooden beams with Douglas fir solid of 12-by-6 and 10-by-6 structural beams, ensuring the new beams and joists were securely attached, using stainless steel Simpsons brackets and hydro insulation gap where old and new elements connected. 

New reinforced concrete foundations completed the project, providing the homeowners with the desired solid foundation.
