The project was to convert a 1940-1960s combination dirt floor carport, garage, and boiler room for the main house to an ADU. The age of the structure created some unique challenges. Power had to be reconfigured to the main home’s distribution panel and a sub-panel was added to support the ADU. Ceiling height restrictions and differing floor heights resulted in leveling the entire 1,100-square-foot flooring system. Exterior walls were either replaced or furred out to 6 inches to install R-21 insulation. High-density foam insulation was installed on the concrete between the floor joists. 

 

The clients requested plenty of light, an office for two, and 36-inch doors and bathing facilities to match their aging-in-place needs. White plank lap siding was installed meeting the client’s request of matching the main home. A double occupancy office was constructed with stunning double barn doors alleviating door swing issues. A great room with a vaulted ceiling and fireplace creates a warm gathering space. The great room flows into the kitchen complete with a garden window and island seating with cookbook storage. A functional mud/laundry room was designed with a pocket door entry to their three-quarter bath complete with a 48-inch-wide shower. Across the hall, a custom bookshelf unit was added.

 

The master bedroom has ample storage and adjoins the master bathroom, which is complete with a stunning lighted mirror, a zero-threshold shower with a fold-down seat, Quartz walls to match the vanity top, and plumbing fixtures for standing and seated bathing. Heated tile flooring completed the luxurious feel of this beautiful bathroom. The clients were elated to spread out and move into their spacious new home.
